For Realtors: Why Pre-Underwritten Approvals Are Winning Multiple-Offer Situations Right Now

In tight NorCal micro-markets, the strongest offer is not always the highest. A fully underwritten conditional approval quietly moves your buyer to the front of the stack. Here is what the letter actually needs to say.

Listing agents in Marin, the mid-Peninsula, and parts of Berkeley report the same pattern: two similarly priced offers arrive, and the deciding factor is which buyer looks most likely to actually close.

What pre-underwritten means

It is not just a pre-approval letter. The borrower's income, assets, and credit have been through a live underwriter. The only outstanding items are property-specific (appraisal, title, HOI). A listing agent reading that letter knows exactly which conditions remain.

What the letter should include

The lender's direct line, the loan officer name, the specific program, the approved loan amount, and language that income and assets have been verified by underwriting. Vague letters get discounted. Specific letters get accepted.

How to set this up with your buyers

Encourage buyers to complete the pre-underwriting work before they start touring. It takes a few days, saves weeks of stress during offer negotiation, and often shifts them from a losing bid to the accepted one on the same price.
